Our aim is to provide you with a perfect home in a location where you not only have an easy commute to work but can enjoy the best that Bristol has to offer. Each house offers you a communal living area with excellent shared facilities, modern appliances and white goods and fast wi-fi for your business and social needs. In addition, a regular cleaner and gardener look after the communal areas.

The private room you will rent is modern, fully furnished and maintained to a high standard. It is properly cleaned initially ready for you to move in.


Our Service

We make renting a room from us simple by running a friendly yet professional service from start to finish, including an electronic administration process.

Our service includes a swift response to any queries or problems you may have whilst in residence.

We are members of National Landlords Association, Property Redress Scheme, and Deposit Protection Scheme to give you peace of mind.

We also want you to enjoy the company of the other people you live with so we work hard to ensure you share with likeminded people.

Step 1: Contact us with your requirements
We have a range of single and double rooms

Step 2: Book a viewing
We like to give 24 hours’ notice to current tenants before visiting their home so please contact us at least the day before you would like to view.

Step 3: Reserve the Room
To reserve a property, you will be asked to pay a tenant fee of £175 – this is to cover referencing and credit checks, drawing up your tenancy agreement and checking you into your new accommodation.
Once we take the tenant fee, the place is yours subject to satisfactory referencing. However, please be aware that if you make an offer on a room that you later withdraw, or the deal needs to be aborted following the checking process, you may lose all or some of the above fee.

Step 4: Sign the contract
Once the referencing process is successfully completed, we will send you the tenancy agreement so that you can sign electronically. This is a very quick and efficient process which allows us to be a paperless company

Step 5: Check in to your new room
Once the contract is signed and you transfer the first month’s rent plus one month’s rent as the deposit, we will arrange a convenient time to personally show you in to your new home.

We charge one simple fee of £175 per person. This non-refundable “Tenant fee” covers:
• Viewings
• Referencing & Credit Check
• Your tenancy agreement
• Check in
• Check out

The minimum term of your contract is usually 4 months. If you decide to stay longer, you won’t need to do anything as your contract will become a “rolling contract” and will renew itself automatically.

We hope you will enjoy living in our properties so much that you stay for a long time, but we appreciate that at some point you will need to move on. When you do decide to move out you need to give us one month’s notice in writing stating the address of your property and the exact date that you will move out.

The rent is payable on the 1st of each month via bank transfer. When you sign the contract we will ask you to sign a Direct Debit form so that you don’t have to worry about remembering when it is time to pay your rent.

If your monthly rent payment doesn’t reach us by the 1st of the month, we will charge you an administration fee of £25. If you know in advance that you will not be able to pay by the 1st of a specific month, please get in touch with us immediately in order to find a solution.

Most bills are included in the rent – the exception being for gas and electricity, which tenants are responsible for.
